DUES:   $400.00/year
-Invoices are mailed out in January and are due on February 1st.  All outstanding dues on March 1st will be assessed a $50.00 late fee.  Any Homeowner(s) with outstanding dues on April 1st will have a lien filed against their property.  To release the lien, the HOA will need to receive $600.00.  ($400.00 for dues, $50.00 for late fee, and $150.00 for costs associated with having to file a lien)

-Checks should be made payable to West Shores HOA and sent to West Shores HOA c/o Diane Cameron. P.O. Box 540244. Omaha, Nebraska 68154-0244

FERTILIZERS:
-When you fertilize your lawn, you must use a fertilizer that does not contain phosphates.  Phosphates do not deplete or breakdown, so they will leach into the lake and cause “algae problems”.  On a typical bag of fertilizer, there are three separate numbers.  The middle number is the amount of phosphate in the bag, so it should read “0” or “00”.
Nitrate-nitrogen should be held to an annual maximum of 3 lbs./1000 sq.ft.
The object is to avoid fish kill, algae and weed development.

-The best grass to use in our sandy soil is RTF fescue.

GAS PUMP:
-For questions or problems call Marilyn at Century Development (493-6165).

GRINDER PUMPS:
-For questions or help call Rene Nelson 402-296-5409 or pager 402-271-2138.

SAND:
-In preparing your beach before adding new sand you must remove equal amount of old sand.
-This is important in holding our erosion problems down.
